Why Menifee heaters fail in two distinct waves

Water out here is hard, and hard water is what actually kills a tank. Every heating cycle drops a little more mineral out of the water and onto the bottom of the tank. Two service calls in a year on the same unit is the tank telling you something. At that point the repair money is better put toward a replacement that resets the clock.

The hot water runs rusty or brown.

If it is only on the hot side, that is coming from inside the tank. It usually means the anode is spent and the steel is now taking the corrosion itself.

Treat it as one. Shut the water off at the heater inlet, kill the gas or the breaker, and call. A weeping fitting can sometimes wait a little. A tank leaking from the body will not get better, and it usually gets worse quickly. If it cannot wait until morning, see emergency plumber.
