What does living inside the gates change about a plumbing call?
The whole city is one gated community, laid out from 1968 as about 4,801 lots by a single developer. Every home sits inside the Property Owners Association, and all but a handful of the roads are privately held and maintained rather than public. The gates are staffed around the clock. So the first thing dispatch needs is not only the address, it is which gate you use and who is expecting us.
Then there is age. The first wave of houses is past fifty years old now, and lots kept filling in for decades afterwards. What fails first in a house that old is rarely what anyone has been watching: angle stops that have never been turned, the flexible supply lines tucked behind a toilet, a water heater on its second or third decade. Two eras of parts live inside one small city, so the truck carries for both.
Water and sewer are split here as well. Two districts serve the city: one covers most of it, the other a few hundred homes on the northeast side, north of Canyon Lake Drive and east of Mayflower Drive. Can a plumber get through the gate at 2am?
Yes. The gates are staffed around the clock and our dispatch runs all night, so an overnight call is answered the same as a midday one. Tell us which gate you use when you call, and let the gate know a plumber is coming to your address. That is the only extra step a gated city adds.
Do you charge just to come out and look at it?
No. The visit and a visual assessment are $0, and if a repair is needed you get a free written estimate before anything starts. You can turn it down at no cost. A tools-out diagnosis is a separate thing: a camera or a pressure test is billable and depends on the job, and the price for it is in that estimate before we run it.

Nearly all the roads here are private. Does that change a sewer or main line repair?
It changes who has to agree to it. The roads are owned and maintained by the Property Owners Association rather than a public works department, so a repair that has to open the road in front of the house goes through them first. Anything on your own side of the property line is unaffected. The written estimate says plainly which side of that line the job falls on.
