Does living this close to the ocean change your plumbing?
Dana Point packs a lot of elevation into under seven square miles. The harbor sits at the bottom and the headlands and bluff streets sit well above it. Pressure arriving at a house on the high side is not the pressure arriving at one near the water. A regulator doing its job quietly is what stops that mattering, so a failing one turns up as knocking pipes or a relief valve that drips.
Salt air is the second thing. It never touches pipe buried in a wall, but it works steadily on anything exposed. Does the salt air actually damage plumbing?
Not the pipe inside your walls, which never meets it. What it reaches is everything exposed: hose bibs, outdoor shower fittings, the casing and vent on a water heater, the exterior shutoff. Those corrode faster here than inland. The practical effect is that a valve nobody has turned in five years may not turn at all when you need it to.
Do you charge to come out and look?
No. The visit and a visual assessment are $0, and a free written estimate comes before any work. Turn it down and you owe nothing. A tools-out diagnosis is a separate thing: a camera or a pressure test is billable, depends on the job, and is priced in the estimate before we run it.
My pressure is much higher than my neighbor's down the hill. Is that a problem?
It can be. Pressure rises as you drop in elevation, and in a city with this much bluff it varies street to street. Anything well above the normal working range wears out fill valves, flexible supply lines and the water heater faster than it should. A pressure regulator handles it, and testing what you actually have is quick.
How fast can you get here at night?
60 minutes, any hour, anywhere in the city. Emergency calls do not wait behind booked work, so a burst supply line at 1am gets a tech at 1am rather than in the morning.
My house is in the older core. Does that change the job?
Often it changes how long it takes rather than what it is. The historic streets were laid out well before the newer tracts, so shutoffs sit in different places, some fittings are obsolete, and access is tighter. The written estimate accounts for that before we start, so the number does not move on the day.
