What does a hundred-year-old city mean for the pipe in your walls?
La Mesa has been a city since 1912, which makes it older than almost everywhere else we work, and the housing shows it. Around the village and up on the older hillsides there are homes from the 1920s and 1930s still standing on their original footprint. Plumbing of that era was galvanized steel, and galvanized fails from the inside out: the wall of the pipe closes up with corrosion long before anything drips.
That changes the job in a way newer cities do not. Low flow at one faucet is not a blocked aerator in a house like that, it is usually the pipe itself narrowing. So the first question is which runs are original and which were replaced in one of the decades since, because the answer decides whether a repair is a fitting, a section, or a repipe. Guessing at it wastes your money.
Height and heat do the rest. The city sits up around five hundred feet on the higher ground east of the coast, hilly enough that a water heater or a shutoff can be somewhere awkward, and hot enough inland that summer puts a harder load on anything already weak. The water pressure at one faucet is poor but fine everywhere else. What is that?
In an older house it is usually the supply line to that fixture rather than the fixture itself. Galvanized pipe corrodes inward, so the bore narrows over decades until one branch is barely passing water. Clearing the aerator will not fix it. Replacing that run will.
Do you charge just to come and look?
No. The visit and a visual assessment cost $0, with a free written estimate before any work starts. You can decline it at no cost. A camera or a pressure test is a tools-out diagnosis, which is billable and job-dependent, and it is priced in the estimate first.
How do I know if my house still has original plumbing?
Sometimes you can see it where the pipe enters the water heater or under a sink: galvanized is dull gray steel with threaded joints, copper is copper. But most houses of this age are a mix, repiped in sections by different owners, so what is visible may not represent the rest. That is what the assessment is for.
Is it better to repipe or keep repairing?
It depends how much original pipe is left. One failure in an otherwise sound house is a repair. Three failures in two years means you are paying for the same problem repeatedly, and a PEX repipe done in stages usually costs less than the next few emergencies. The estimate shows both paths.
My water heater is in a crawl space. Is that a problem?
Not a problem, but tell us when you call. Access decides how long the job takes and whether a replacement can be done in one visit, particularly if the unit has to come out rather than be repaired in place.
Does the water here damage a water heater faster?
The mineral load is what does it. Scale settles in the bottom of the tank, insulates the burner from the water and shortens the unit’s life, and after that it works on fixture cartridges and aerators. Softening or filtration is the only thing that slows it down.
How quickly can somebody get out here?
