What do the canyons and the old cottages mean for a plumbing call?
Laguna Beach runs from sea level to just over a thousand feet at Temple Hill, inside about nine square miles. That is a lot of vertical for a small city, and water pressure follows it. A house up in Top of the World and one down near the sand sit on very different numbers. Pressure that runs too high is the quiet cause behind a lot of failures, and it costs almost nothing to measure.

My house is from the 1920s. Is the original plumbing a problem?
It depends what is left of it. Houses of that age have usually been repiped in sections rather than all at once, so the question is which runs are original and which were replaced. Original steel supply fails from the inside out, with no visible drip until it goes, which is why we look at the oldest run first rather than the wettest spot.
Do you charge just to come out?
No. The visit and a visual assessment cost $0, and you get a free written estimate before any work starts. You can decline it at no cost. A camera or a pressure test is a tools-out diagnosis, which is billable and job-dependent, and the price is in the estimate before we do it.
Could the hill explain why my pressure is so high?
Very likely. The city covers a thousand feet of elevation, and pressure climbs the lower down you are. A house near the beach can sit well above the range fixtures are designed for. A regulator brings it back inside, and everything downstream of it lasts longer for the sake of one part.
Reaching my water heater means going down outdoor steps. Is that an issue?
Not an issue, just something to tell us when you call. It changes who we send and what comes off the truck, particularly if the unit has to come out rather than be repaired in place. Knowing in advance is the difference between one visit and two.
How quickly can somebody get here overnight?

Is the water hard here?
Most of the supply is imported and it carries a real mineral load. It hits the water heater first, where scale collects in the bottom of the tank and shortens its life, then fixture cartridges, aerators and shower heads. Softening or filtration is the only thing that meaningfully slows it.
Would you repipe a whole house of this age?
Yes, in PEX, and usually in stages rather than all at once so the house stays usable. Whether a repipe beats a spot repair comes down to how much of the original run is left and how many times it has already been patched. The estimate lays out both so you can see the difference.
