Scope, plainly: pool and spa equipment, garden irrigation, wells and barn lines are outside what we do. The house side is ours, supply, drains, sewer, water heaters, fixtures and gas.
Why does the job depend on which side of the city you are on?
The city is small, about six and a half square miles, and it holds two quite different kinds of property. Most of it was subdivided in the early 1960s out of the old Rancho Niguel land, which means compact lots and tract plumbing now around sixty years old. The failures there are predictable: angle stops, flexible supply lines, and water heaters reaching the end of a second or third unit.
The other side is Nellie Gail Ranch, roughly fourteen hundred homes spread across about the same number of acres, built from the mid 1970s with large lots, riding trails and a lot of ground between the street and the front door. On a parcel like that the service line from the meter to the building is long, the shutoff can be a walk away, and there may be a barn or a stable drawing off the same supply.
Those two conditions need different things on the day. A tract repair is mostly parts and access inside a tight footprint. A ranch-lot repair starts by working out where the run goes and isolating the right section before anything is opened. What does it cost to have somebody look at it?
$0 for the visit and a visual assessment, and a free written estimate before any work begins. You can decline it and owe nothing. A tools-out diagnosis is different: a camera or a pressure test is billable and job-dependent, priced in the estimate before we run it.
I am on an acre lot. Does that make a leak harder to deal with?
It makes it a longer hunt rather than a harder repair. The service line between the meter and the house can run a long way, and it is usually the section nobody has ever seen. We isolate by section rather than digging the whole run, and the estimate says what has been ruled out before anything gets opened.
Do I need to be home the whole time on a large lot?
For the assessment, ideally yes, because you know where things are and when the trouble started. After that, no. On a big parcel we will usually ask you to walk us to the meter once, and from there the crew can get on with it without you standing in the sun.
There is a riding trail easement across the back of my lot. Does that change a repair?
It changes where we dig, not whether the work can be done. A repair that needs ground opened gets routed around an easement rather than through it, and where that is not possible we tell you before starting so you can clear it with your association first.
We keep horses. Can you work on the barn supply?
No. Barn and stable lines, irrigation and wells sit outside what we do. Anything serving the house is ours, and if a problem turns out to be on the other side of that line we will say so rather than work around it.
How fast can a plumber get to me?
