Honest scope: pool and spa equipment and irrigation are not ours, and neither is anything in a shared common area, which is your association’s. The house side is ours.
What goes wrong in a city this new?
This is one of the youngest cities in the county. The first homes here were sold in 1986 and it did not incorporate until the first day of 2000, so the oldest plumbing in town is about forty years old rather than sixty or a hundred. That rules out a whole category of problem. Nobody here is dealing with steel supply lines from before the war.
What it does not rule out is everything with a service life shorter than the house. Water heaters do not last forty years, so most homes are on a second or third one. Pressure regulators, angle stops, flexible supply lines, toilet internals and shower cartridges all wear out on their own schedule regardless of how new the building is. A forty-year-old house with original small parts has plenty that can fail.
Height is the other local factor. The city sits up on a plateau at around nine hundred feet, which is high ground by local standards, and most of it was built as one planned community with a single master association covering well over thirteen thousand homes. So two questions come up on almost every call: what the pressure at the house actually is, and whether the failure sits on your side of the line or in common area that is not yours to fix.

Anthony and his partner came out the same day and fixed a huge water leak that was super involved. The water department was out earlier that day, and another plumber, and neither one of them had a clue what was going on. Anthony found the problem straight away, fixed it that same day and just basically stopped a bad leak immediately that was snowballing into a nightmare of a situation.
I had John and helper come out on a Sunday evening when my water heater quit on me. Got it replaced and had hot water in a quickly manner. Definitely recommend these guys
Clean and quick!
My house is not old. Why has the water heater failed already?
Because a water heater has a service life of its own, well short of the building’s. In a city where the oldest homes are around forty years old, most are on their second or third unit. Hard water shortens it further by letting scale collect in the bottom of the tank. A leaking tank gets replaced rather than patched, which is the honest answer even when it is not the one you wanted.
What does a visit cost?
The visit and a visual assessment are $0, and the written estimate is free and comes before any work. You can say no at no cost. A camera or a pressure test is a tools-out diagnosis: billable, job-dependent, and priced in the estimate before it happens.
Something is leaking outside the house. Is that mine or the association's?
That depends where the line sits, and up here a great deal of ground is common area under the master association. We work out which side of the boundary the failure is on before quoting, and if it is not yours we say so. Starting work on something that is not your responsibility is a bill you should never have had.
Is the water hard here?
Hard enough to matter. It settles in the water heater first, then fixture cartridges, aerators and shower heads. If you are replacing cartridges more often than feels reasonable, that is usually why, and softening or filtration is what slows it down.
How quickly can you get up here at night?
60 minutes, any hour. Being up on the plateau does not change the target, and emergency calls are not held behind scheduled jobs.
