What goes wrong in a city this new?
This is one of the youngest cities in the county. The first homes here were sold in 1986 and it did not incorporate until the first day of 2000, so the oldest plumbing in town is about forty years old rather than sixty or a hundred. That rules out a whole category of problem. Nobody here is dealing with steel supply lines from before the war.
What it does not rule out is everything with a service life shorter than the house. Water heaters do not last forty years, so most homes are on a second or third one. Pressure regulators, angle stops, flexible supply lines, toilet internals and shower cartridges all wear out on their own schedule regardless of how new the building is. A forty-year-old house with original small parts has plenty that can fail.
Height is the other local factor. My house is not old. Why has the water heater failed already?
Because a water heater has a service life of its own, well short of the building’s. In a city where the oldest homes are around forty years old, most are on their second or third unit. Hard water shortens it further by letting scale collect in the bottom of the tank. A leaking tank gets replaced rather than patched, which is the honest answer even when it is not the one you wanted.
Should we check the pressure regulator in a house this age?
Yes, if it has never been replaced. Regulators wear out well before the house does, and a tired one lets pressure creep up until hoses and toilet valves start failing. A gauge on an outside spigot gives the answer in a minute. If the reading is high, a new regulator protects everything after it.
Shower cartridges keep wearing out. Is that the water or the fixtures?
Usually the water. Minerals build up inside cartridges and valves until they stiffen, drip or stop mixing properly. Better fixtures last somewhat longer, but softening or filtration does more. When we replace a cartridge, we can show you the scale on the old one.
Is a leak near the garage ours or the association's?
It depends which side of the boundary the line sits on, and here a lot of ground is common area under the master association. We confirm where the failed part is before quoting. If it isn’t yours, we tell you, so you never pay for a repair that belongs to someone else.
Do we need the association's approval before plumbing work?
For work inside your home, usually not. For anything that touches the exterior, a shared wall or common area, check the association’s rules first, since many ask for notice or approval. We can give you a written scope of the work to include with the request.
