How much difference does the age of a San Clemente house make?
A great deal, because this city has a wider spread than almost anywhere nearby. It was founded in 1925 as a planned Mediterranean resort town, with deed restrictions requiring red tile roofs and white walls, and the original core around the pier still holds houses from that decade. Talega and Forster Ranch, at the other end, were built lifetimes later. One city, a hundred years of plumbing practice.
In the oldest houses the question is what is left of the original and what has been replaced. Supply lines of that vintage fail from the inside, quietly, with no drip to point at, so the first thing to establish is which runs are still original. In the newer tracts the pipe is fine and the failures are the shorter-lived parts: regulators, angle stops, cartridges, and water heaters on their second unit.
Two things apply across all of it. The city runs its own water utility, drawing on local groundwater as well as imported supply, so the water delivered here is not identical to the surrounding area. And it is a coastal city built on bluffs, nineteen square miles of it, so elevation drives pressure and anything exposed to sea air corrodes faster than the same fitting inland.

No. The visit and a visual assessment are $0, and a free written estimate comes before anything starts. Decline it and you owe nothing. A camera or a pressure test is a tools-out diagnosis, so it is billable and job-dependent, and the price appears in the estimate before we run it.
My house is in the original town near the pier. What tends to be the problem there?
Fittings and sizes rather than anything exotic. The oldest blocks went up to one plan in the 1920s, so houses on the same street often share a layout and the same obsolete pipe sizes. That helps: we can usually say what is behind the wall before opening it. What it does not help is access, because those lots are tight.
My house is in Talega and only twenty years old. What fails at that age?
The short-lived parts rather than the pipe. Pressure regulators, angle stops, flexible supply lines, shower cartridges and the first water heater all reach the end of their normal life at about that point. It is a run of small jobs, not a big one.
Is the pressure different at the inland end of the city?
Usually, yes. The city climbs from the sand to a couple of hundred feet inland, and pressure varies with where you sit in the supply rather than with the age of your plumbing. If fixtures keep failing at your house it is worth measuring before replacing anything else.
If a repair means something visible on the front of the house, is that a problem?
It can be worth checking first. The original town was laid out with restrictions on roofs and exterior color, and some streets still carry rules about what shows from the street. Where a repair needs an exterior run, a vent or an access panel on a street-facing wall, we will flag it before doing it rather than after.
