It is under eight years old and one part failed.

Repair it. A thermocouple, an element, a thermostat or a gas valve on a young tank is a straightforward fix and the tank has plenty of life left in it.

It is past the ten to twelve year mark.

Failure risk rises sharply once a tank clears ten. Spending real money on a repair at that age is usually buying a short extension at a poor rate.

You have paid for it more than once this year.

Repeat failures are the unit telling you where it is heading. At that point the repair spend is better put toward a replacement that starts a fresh clock.

The hot water is running rusty or brown.

Discolored hot water and clear cold water together points at corrosion inside the tank. That is an end-of-life signal, not a filter problem.
