Why San Diego is hard on water heaters

San Diego has some of the hardest water in the country, often 15 to 25 grains per gallon. That mineral load settles to the bottom of a tank as sediment. It bakes onto the burner area, which is the rumbling or popping you hear, and it steals efficiency and years off the tank. A San Diego heater tends to reach the end of its life before the label says it should.

Hard water works on the inside too. The anode rod, the sacrificial part that protects the steel tank, gets used up faster here, and once it’s gone the tank itself starts to rust. How we handle a San Diego water heater call.

Most water heater calls start the same way: no hot water, or water where it shouldn't be. Before we quote anything, we find out what actually failed. The fix for a bad element is nothing like the fix for a corroded tank.

The order is always diagnose, explain the options, then the price in writing. The service call to come out is $0.

We test the heater end to end: power or gas, thermostat, element or burner, anode, and the tank itself. For a tankless, we pull the error code and check for scale. This tells us repair or replace.

A water heater doesn't always need replacing, and it doesn't always make sense to repair. A few things tip the decision one way or the other.

Here's how we read each one.

The tank is leaking from the body.

Replace. A corroded tank can't be patched safely. This is the one case where repair isn't on the table.

It's under about eight years old and a part failed.

Repair. A thermostat, element, or valve on a sound, younger tank is a straightforward fix.

It's past ten to twelve years.

Lean replace. Even if it still runs, it's near the end, and hard water pushes San Diego tanks there faster.

What moves a water heater job up or down

Repair vs. replacement

Replacing a failed part on a sound tank is the smallest job. A full tank replacement is more. Which one you need is decided at diagnosis, not sold up front.

Tank vs. tankless

A like-for-like tank swap is the baseline. Tankless costs more up front and, on a conversion, adds gas-line, venting, and condensate work, which we price out clearly before you decide.

Code upgrades on a replacement

An older install often needs bringing to current code: seismic straps, an expansion tank, correct venting, a T&P line, a drip pan, and a permit where required. These are itemized, not hidden.

Size and fuel type

A 40 or 50 gallon unit suits most homes; larger tanks and gas-versus-electric differences change the price. We size it to the household, not to the biggest sale.

Can we move the heater out of the garage when we replace it?

Usually, yes, but it is a bigger job than a swap in the same spot. A new location needs its own water lines, a gas line and venting for a gas unit, a drain for the relief valve, and a permit. It makes sense when the old spot is cramped or can’t meet code. We price both options so you can compare.

Our home went up in the 2000s and the heater has never been changed. Should we worry?

Check the label on the side of the tank, the serial number carries the build date. A tank from that era that has never been replaced is now at the age where leaks begin, and on hard water it may be closer than the label suggests. Have it looked at before it fails rather than after. The visit and a visual assessment cost nothing.

Our heater is in an interior closet, not the garage. What changes if it fails?

A failure indoors does damage faster, since there is no concrete slab to take the water. A drain pan piped to the outside or to a floor drain buys time, and we fit one where code calls for it. A gas unit in a closet also needs the right combustion air and venting, which we check before anything new goes in.

Water is spreading across the garage floor right now. What do we do before you arrive?

Close the cold water valve on the pipe above the heater. On a gas unit, turn the control knob to pilot or off. On an electric unit, switch off its breaker. Then call us. A leak like this gets a 60-minute response, and since a tank that leaks from its body can’t be repaired, expect a replacement, usually finished that same day. If it cannot wait until morning, see emergency plumber.

Does the City of San Diego want a permit just to swap a heater?

Yes. A replacement is permitted work in the city, and we pull the permit as part of the job. The inspection looks at what keeps a heater safe: two seismic straps, the relief valve and its discharge line, venting on a gas unit, and an expansion tank where the plumbing needs one.

We're thinking about tankless. What does the hard water mean for upkeep?

A tankless unit heats water as it passes through a small exchanger, and the same minerals that crust a tank floor will line that exchanger. Here that means descaling it on a schedule, with service valves fitted so the job is quick. Skip it and the unit starts throwing error codes and losing output. The switch itself is the bigger job, often a larger gas line, new venting and a condensate drain, and we price all of it before you decide.

Our hot water smells like rotten eggs. Is the heater to blame?

Usually. Bacteria in the tank react with the anode rod and give off that sulfur smell, and it shows on the hot side only. Flushing the tank and fitting a different type of anode normally clears it. If the cold water smells as well, the cause is upstream of the heater, and we’ll tell you so.

Our gas heater sits right on the garage floor. Does it need to be raised?

Code wants the burner on a gas heater in a garage at least 18 inches off the floor, so fumes from a car or stored fuel can’t reach the flame. Plenty of older installs sit straight on the slab. When we replace a heater we set it on a proper stand, and on a repair visit we point it out so you can decide.
