In the late-1960s tracts it’s almost always the small stuff first: angle stops that seize or crack, original supply lines, and pinholes in copper that’s been carrying water for fifty-plus years. Learn where your main shutoff is now, before you need it. When one of those originals lets go, we’re minutes away and the truck carries the replacements.

Our home was one of the post-2007 rebuilds. Is newer plumbing really emergency-proof?
No, it just fails differently. The rebuilt homes in Westwood have sound piping, but a water heater installed during that rebuild wave is now old enough to quit, and they rarely announce it. If yours is original to the rebuild, keep an eye out for rust-tinted hot water or moisture at the base: both are end-of-life warnings worth a call.
I'm in a condo. Whose problem is a plumbing emergency, mine or the HOA's?
Stop the water first, sort the paperwork second. Generally the lines inside your unit are yours and shared or common-area piping is the association’s, but every HOA draws the line differently. We contain the emergency, document what failed and where, and give you the written diagnosis your HOA will ask for.
The main shutoff at my house is seized and won't turn. What do I do?
Don’t force it with a wrench, an old gate valve can shear and make things worse. The meter box at the curb can be closed with a meter key, which every one of our trucks carries. Once the emergency is handled, we’d recommend replacing that seized valve with a quarter-turn ball valve so this never happens again.
Both bathrooms backed up at the same time. What is that telling me?
Two fixtures failing together means the blockage is downstream of both: the main sewer line. In a community with sixty years of mature landscaping, roots in the lateral are the usual culprit. Stop running water, and we’ll clear the line and put a camera down it to show you exactly what’s in there.
Does a 2am call cost more than a daytime one?
The service call and a visual assessment cost $0 at any hour. Overnight labor can carry a different rate than daytime work, and when it does, it appears as its own line on the written estimate you approve before we start. You’ll never find it added to an invoice after the fact.
My water heater is leaking in the garage. How urgent is that?
Treat it as urgent. Close the valve on the cold line above the heater and, on gas units, turn the control to pilot. If the tank body itself is leaking, it’s corroded through and gets replaced rather than patched, most often the same day.
